My House Didn't Sell...WHY NOT?
I can sell my house myself, those greedy agents just want
my money. Why pay them X thousands of dollars to sell my home…
OR
I hired an agent that told me my house would sell,
held open houses, kept the house clean and yet my house is still not sold...
What did I do wrong? Did I do something Wrong? Maybe… Maybe Not…
Houses don’t sell for many
reasons. Your house is not the exception. Market conditions change and
marketing programs can be very different depending on who you hire to sell your
house.
If you tried selling
the home yourself, without an agent, you probably only exposed your home
to less than 20% of the buyers that were out there looking for similar
properties. You got lots of phone calls (from agents right?) BUT, the only REAL phone calls you got were from
buyers/investors who purchased a late night “Make Money in Real Estate” course
and were calling the For Sale by Owners knowing that likely your home was not
selling and they should try to make lowball offers to you. The other Strong
Buyers you were looking for wouldn’t look at your house without an agent.
But what if you used
an agent and the house still didn’t sell? What are the possible
scenarios? Here are a few:
1.
You used a discount
broker that made you market the house yourself, put the listing in the MLS for
you, didn’t help you set a marketable price and you never really heard from
them again until the contract was about to expire?
2.
You didn’t really have
your house in a condition to sell for top dollar or your agent didn’t offer you
enough support to get your home sold.
3.
You didn’t receive any
good offers or possibly you had people visit the house, tell you they were
making an offer and never heard from them again. Your agent never got you more
information and didn’t communicate with you as to what was going on in the market.
4.
My friend has his
license, is an agent part time and he said he would make me a deal to sell my
house. But it didn’t sell.
There are way too many scenarios to list and each home sale
is different.
