Several homes in the area did not sell with the cookie cutter sales plan,
which is usually the 4 P’s: Put up a sign, Place it into the MLS,
Place it in the paper and Pray that it sells.

Ask them when they sold their last house or more importantly, ask them when another seller cancelled because their house didn't sell. Or ask them when the last time they got a full price offer for a house.
They want your listing to get phone calls for other buyers. If they are only selling for 1%, how motivated are they to sell your home?
They want their sign to stay up on your home so they can make money, not off the sale of your home, but from the buyers who call them about your home.
Because they can take those buyers and get paid 3% to buy another listing (maybe one of mine!). You are not saving any money, just helping them advertise!
Unlike other brokers who say they will sell your home, I actually do it!
